Stephen Apelian has a unique perspective on real estate—one that gives him a special empathy for the needs of the client and a special eye for critical details. Stephen’s love for real estate, development, and design began at the early age of 5 under the tutelage of his father, an architect and builder in the San Fernando Valley in Los Angeles. Stephen has undertaken almost every trade on the job site from demolition to finish carpentry, earning his own contractor’s license in 2006. Stephen has built and remodeled over 100 high-end homes, restaurants, and night clubs in Hollywood, the Hollywood Hills, the San Fernando Valley, and Beverly Hills. In addition, Stephen has bought and sold more than a dozen properties of his own, giving him a direct insight into the mind of the buyer, seller, and oftentimes, the developer. Little wonder, then, that when he launched his real estate sales career in 2011 Stephen was named “Rookie of the Year” for his brokerage. His sales have grown exponentially ever since, with notable landmark sales along the way, including the highest new construction sale south of Sunset Boulevard in the Beverly Hills Flats; the sale of the Alfred Rosenheim mansion in Hancock Park, the sale of the Thomas Mann estate in Pacific Palisades, and the sale of the Getty estate in Bel Air. Stephen quickly became one of the highest producing agents in his office and has consistently sold tens of millions of dollars worth of real estate each year. For the first 13+ years of Stephen’s career, he specialized in high-end luxury real estate on Los Angeles’ West Side. Stephen has represented some of the world’s most distinguished estates in Beverly Hills, Bel Air, Brentwood, the Hollywood Hills and Pacific Palisades and now, in 2024, Stephen is expanding his business into Texas in the greater Austin area where he will continue to focus on the high end.
